Mortgage Application Checklist

At HISE Financial Corporation, we believe the mortgage loan process should be as expeditiously and easy as possible.  To expedite your loan and help you achieve your mortgage and financing goals, we are providing you with a mortgage checklist to help you prepared before applying for a loan.  Here is a list of documents that are generally needed.  Additional documents may be needed later in the process, depending on the lenders and your situation.

DOCUMENTS FOR ALL BORROWERS

  • Valid driver’s license or other government-issued photo identification
  • Social security number
  • Original bank statement for 3 months for all checking and savings accounts on all checking
  • Original 401k, IRA statements, and investment account statements
  • Loan information, including balance, monthly payment
  • Copy of fully executed sales contract (new purchasing)
  • Copy of canceled earnest money check (new purchasing)
  • Funds for credit report and appraisal
  • Accurate addresses and landlord/mortgage company information for past 2 years
  • Documents on any additional source of income to be used in qualification, if applicable

SALARIED AND W-2 BORROWERS

  • Pay stubs for the past 30 days
  • W-2 Forms for the past 2 years
  • Federal tax returns for the past 2 years

SELF-EMPLOYED OR COMMISSIONED BORROWERS

  • Two (2) years of corporate or partnership tax returns if 25% or more of company is owned
  • Year to date profit and loss statement and balance sheet

VA BORROWERS

  • VA Certificate of Eligibility
  • Form DD-214 or for in-service veterans, Statement of Service

REQUIRED DOCUMENTS DEPENDING ON THE SITUATION

  • If you have been divorced, a copy of final decree
  • Documentation pertaining to any resolved or unresolved credit disputes
  • Court documentation for bankruptcy or judgement (if applicable)
  • A copy of the settlement statement if you sold property in the last 3 months
  • Survey of your home, if refinancing a loan
